FAQ

1. What does the association fee include?

Insurance on the building, exterior maintenance, including landscaping and snow removal; water and sewage, trash/recycle services. Community amenities include: pool, fitness center, tennis court, sand volleyball court, clubhouse and playground. Accounting/legal/management fees.

2. How much is the association fee?

$95/month

3. Will the association fee be raised?
Upon the sale of 80% of the project, the condo owners will assume ownership of the condominium association and any decisions regarding the association will be made by the owners.

4. May I rent my unit to another party?
YES, provided the lease is for a minimum of 90 days.

5. Are pets allowed?

YES, the following pets are allowed; 1 domestic dog (75 lbs. or less), 2 domestic cats, or two caged birds.

6. Are there assigned parking spaces?

Each unit will be assigned one single stall garage or a parking space. Additional spaces are available for use for all owners on a first come-first served basis. All one and two bedroom condos are allowed up to two vehicles per unit. Three bedroom condos are allowed up to three vehicles.

7. May we have a grill on the patio or deck?

YES, however gas or electric grills only are allowed. Charcoal grills are prohibited. Grills are not allowed in the 3-season rooms.

8. Where is my mailbox located?

Mailboxes are located at the base of each stairway on the lowest level.

9. Do the condominiums have washer and dryer hook-ups?

YES, for electric dryers.

10. Are satellite dishes allowed?

YES, written permission must be obtained prior to installation, they may not be installed in the common area of the building.

11. Are there additional services at the clubhouse?
The on-site fitness center is open 24 hours a day/7 days a week. Pool hours are from 10 a.m. to 10 p.m. daily, package pick-up service, dry cleaning service, Community Center rental, and office services (fax, copies, Notary services, stamps, etc.)

12. If I need maintenance work done inside my unit, who can help me?

You may call IPA Management who will take care of everything from changing light bulbs and hanging pictures to changing furnace filters and plumbing issues. A fee of $35 per hour is charged for these services. You may also call your own handy person.
